Step Into Your New Prime Home

Buying a home is a bit like baking a seven-layer cake—you’ve got to do it step-by-step or you’ll wind up with a sad, soggy mess and a lot of regret. (And trust us, no one likes undercooked financial decisions.) Lucky for you, at Prime Custom Builders, we don’t just build custom homes—we walk you through the process like seasoned pros.

So welcome, this is part one of a two part article series that will cover the 7 Steps to Buying a House and just like the 2 step you’ll be dancing joyfully once you learn it. This article covers the first three steps—the foundation (pun very much intended) of your journey to dream-home glory.

Step One: Initial Deposit – Put a Promise Ring on It

Alright, house-hunter, you’ve found the lot. The one that makes your Pinterest board do a little happy dance. Great news! With just a $1,000 refundable deposit, you can reserve your homesite for 10 glorious days—no pressure, no risk, just a promise.

This is the time to sit down with your trusty sales rep (we promise, they don’t bite) and go over the structural stuff. Think: garage size, basement height, and all the fun foundational jazz. This is your chance to customize the bones of your home before you make it official.

Prime Pro Tip: Don’t sleep on this step. Ten days goes faster than a cart full of puppies at an adoption fair.

Step Two: Agreement of Sale – Make It Official

Ready to go steady with your dream home? Then it’s time to sign the Agreement of Sale. This step requires some dough, so deep breath—here’s what to expect:

  • 10% of the home’s base price is due at signing.
  • Up to 50% deposit might be required for extra fancy options or lot premiums.
  • Your $1,000 deposit gets applied, so you’re already one foot in the door!

At this stage, you’ll also finalize all your structural decisions—everything that affects how your home stands tall and proud. Want a walk-out basement? A three-car garage? Now’s the time to make those dreams real.

Prime Pro Tip: Don’t panic about the math—we’ll walk you through every number.

Step Three: Home Customizer & Options – Let the Fun Begin

Here’s where things get juicy. Two weeks after you’ve signed your agreement (and hopefully treated yourself to celebratory tacos), you’ll meet with our design coordinator—aka your style sherpa.

You’ll choose all the important details:

  • Cabinetry and countertops
  • Flooring and carpeting
  • Fixtures, finishes, trims, and all the eye candy

This is the HGTV moment you’ve been waiting for! But keep your timeline in check—all customizing sheets must be completed, signed, and returned within 30 days. We know that sounds like a lot of homework, but trust us—it’s the fun kind.

Prime Pro Tip: Bring your inspiration photos, Pinterest boards, and “that one tile you saw on vacation in Italy.” We love it all.

And That’s a Wrap on Part 1!

You’ve now laid the groundwork (literally and figuratively) for building your new home. In our next blog, we’ll cover the final four steps—aka the part where your dream starts turning into drywall, shingles, and "OMG, this is really happening!"

Stay tuned for Part 2: From Permits to Punch Lists – The Final Four Steps to Your Forever Home.
